Marabella – 93 lots proposed (6175 Robin Avenue, Livingston, CA)

California Land Development negotiated the purchase of Marabella, a single family residential project in the Livingston, a city located in the Central Valley region of California. The property is situated at 6in an agricultural area west of the City of Livingston. The property is comprised of three parcels which total about 12 acres. The site is bordered by farm land, with ranch houses and a middle school located in the neighborhood. The project is slated for development of up to 93 single family lots.

As with all projects, our principal, Stewart ran point on the negotiations for the purchase of the property. His negotiations were informed by our financial analysis which included a proforma informed by a detailed Competitive Market Analysis (CMA), run by local market experts. CA Land Development coordinated the development of 5 different site plans by the engineering consultants hired for the project. These 5 iterations examined potential for various lot yields, product types, circulation and local politics.
