California Land Development negotiated the purchase of a 60-acre parcel to facilitate the development of 226 single family lots and a private park. Infrastructure needs meant that the development of the Tracy project required significant coordination between the development team and the City of Tracy. CA Land Development partnered with a private developer to acquire the sewer allotments necessary for the development of the 225 single family homes.

Stewart’s outreach to adjacent landowners and collaboration with city officials led to the development of this project as the centerpiece of the City of Tracy.

Connemara Phase I

Connemara Phase I
First phase in a three-phase project in Morgan Hill. The first phase contains 22 units. Fully built out, the entire project will have 37 units. All units are age restricted to 55 and older.

California Land Development took a unique approach in the acquisition and development of the Connemara project. CA Land Development negotiated the purchase of the site and partnered with a private homebuilder to process entitlements, design floor plans and elevations, and build out the project. One of the area’s top architects was hired to design a project that would be a financial success for investors and a point of pride for the City of Morgan Hill.

The RCDS process in Morgan Hill is typically an arduous obstacle for most developers. Along with its partners, CA Land Development formulated a strategy which took advantage of more lenient RCDS approval processes for senior projects, thus the 55+ age restriction.

Further, the 22-unit allocation for Phase I and the 37-unit total may seem arbitrary, but it was phased that way to save time and money. Morgan Hill allows a 15-unit allocation for ongoing projects without requiring the submittal of a new application. Connemara, with only 15 units left in the balance as an “ongoing” project, would be able to receive allocations without the time and expense of a whole new application.

Copper Trails

The Copper Trails Master Plan Phase I involves the development of 50 acres within the 175-acre Copper Trails Master Plan area near the city of Ceres, in Stanislaus County, California. Phase I would develop 200-225 units on a 50-acre site within Copper Trails. The Copper Trails Neighborhood Master Plan is designed for single-family homes, including medium and high density residential units. There are also plans for a neighborhood park and a 5-acre trail network.

Where many developers saw a prohibitively long and complicated approval process, California Land Development capitalized on an opportunity to capture the growth of the burgeoning City of Ceres.

CA Land Development worked with the City of Ceres and its consultants to integrate various land uses, as well as maintain a strong community character, and promote diverse transportation options. Key challenges included balancing the vast infrastructure needs required by the city with the need for a financially feasible project. This work included hiring top notch master plan consultants, reworking the phasing plan for the Master Plan, conducting community outreach and facilitating negotiations with several neighboring landowners.

Marabella

California Land Development negotiated the purchase of Marabella, a single family residential project in the Livingston, a city located in the Central Valley region of California. The property is situated in an agricultural area west of the City of Livingston. The property is comprised of three parcels which total about 12 acres. The site is bordered by farm land, with ranch houses and a middle school located in the neighborhood. The project is slated for development of up to 93 single family lots.

As with all projects, our principal, Stewart ran point on the negotiations for the purchase of the property. His negotiations were informed by our financial analysis which included a proforma informed by a detailed Competitive Market Analysis (CMA), run by local market experts. CA Land Development coordinated the development of 5 different site plans by the engineering consultants hired for the project. These 5 iterations examined potential for various lot yields, product types, circulation and local politics.

Sanger

Sanger – 41 lots

California Land Development purchased this proposed development of 10 acres with approximately 41 residential lots. Plans call for lot sizes ranging from 6000 to 8800 square feet, with 35 lots being between 6000 to 7000 square feet and the rest to be over 7000 square feet. 15,000 square feet will be set aside for use as a city park.

Stewart directed negotiations for the purchase of the Sanger Property. He coordinated geotechnical consultants to evaluate the feasibility of the 41-lot plan for the subject site. California Land Development’s civil engineers and title companies were hired to perform due diligence in the form of site surveys and title reports. This project also involved the negotiation of road dedication and easement agreements with neighboring landowners.

Description:

Residential project of over 2,000 units in the Tianjin Economic-Technological Development Area (TEDA). This development adjoins the Tianjin Warner International Golf Course, a scenic international standard, 140 acre 18-hole golf course which has hosted international golf championships including an Asian PGA Tour event. The units are luxury townhomes located in a quiet secluded area within bustling and rapidly growing TEDA, which is home to over 3300 foreign companies. Phase III is currently under construction, with the first three phases totalling over 350 units.
